OSR Land Tax Certificates
In order to use the triSearch system you will need to register to obtain access (registration is free).
triSearch is an approved Client Service Provider (CSP) / Information Broker for the Office of State Revenue (OSR).
triSearch provides access to On-Line Section 47 Certificates for pay-as-you-go, credit card users. These Certificates include:

NSW Land Tax Section 47 Clearance Certificates

Under Section 47 of the Land Tax Management Act 1956, land tax is a charge on land owned in NSW as at the taxing date (midnight on 31 December) of each year. Land tax is an annual tax, so a new charge may occur each year.
Section 47 Clearance Certificates provide proof to a purchaser of any land tax owing on the property payable by a previous owner. The Clearance Certificate will tell you whether or not there is a charge (outstanding land tax) on the property - for privacy reasons the actual amount is not shown. The certificate will also normally show the current land value for the property.
Section 47 Clearance Certificates are provided on-line to screen. Sometimes a Clearance Certificate cannot be completed automatically and will go to Workflow. This means an officer at the OSR needs to review the request manually and will update the request. This usually occurs within 24 hours. triSearch will email you once the Clearance Certificate is available.
NSW Land Tax Section 47 Valuation Certificates

Annual valuations for land tax are made by the Valuer General, based on the value of your land on 1 July prior to each land tax year. These valuations are separate from those made approximately every three years for local government rating purposes. Up to 2006 you were assessed using the annual valuation. This was called the adjusted land value.
From the 2007 tax year onwards, the taxable value of each parcel of land you own will generally be determined by adding the land value for the current tax year and the land values that applied for the two preceding tax years then calculating the average. Where the land is less than three years old, the average of the years available is used.

NSW Land Tax Reprints (Search Fee: FREE)
NSW Land Tax Reprints allows you to obtain a copy of your Clearance or Valuation Certificate. Use the enquiry id or correspondence id from your original certificate to obtain the copy of your certificate.
triSearch stores a record of your enquiry id or correspondence id in your account record so you can look these up at any time.
Reprints can only be processed if the original certificate was requested through triSearch.
NSW Land Tax Reissues (Search Fee: FREE)
NSW Land Tax Re-Issues allows you to "Reissue" a certificate. You would normally use this option to obtain an updated certificate when the response to your original request was that there was a charge on the land. Use the enquiry id or correspondence id from your original certificate to obtain your updated certificate.
When a not clear certificate is issued the vendor or their solicitor can contact OSR’s tax call centre and will be given an amount that when paid, allows you to obtain your clear certificate.
Reissues can only be processed if the original certificate was requested through triSearch.
